Welcome — and why this site exists

Notes on building a boutique CRE practice in Williamson County, and what you'll find here.

Williamson County keeps surprising people. Round Rock isn’t a suburb anymore — it’s a market. Georgetown’s retail trade area now stretches past Sun City. Cedar Park industrial that traded at $90 PSF two years ago is moving at $140.

I’m writing here for one reason: most CRE content online is either national-headline noise or brokerage marketing. Local operators need the unglamorous stuff — what’s actually leasing, which submarkets are softening, where the off-market deals are coming from. That’s what this blog will be.

What you’ll see here

  • Submarket notes — Round Rock, Georgetown, Cedar Park, Leander, Hutto, Taylor.
  • Comp reads — what a recent transaction actually tells you about the market.
  • Tenant rep perspective — what to push back on in an LOI, and when to walk.
  • Owner playbook — when to sell, when to refi, when to sit.

If you’d like a specific question covered, send me a note. I’d rather write about what’s useful than what’s clever.
